Napa Real Estate that's Close-in to Famous Wine Growing Districts

The city of Napa is the county seat of Napa County, and anchors the Napa Valley at its southern end.  It is short driving distance to many of the famous wine growing districts, or American Viticutural Areas (AVA's) you have heard of:  Carneros AVA, Coombsville AVA, Oak Knoll AVA, Stags Leap AVA, Atlas Peak AVA, Mt. Veeder AVA, Wild Horse Valley AVA.  Each of these regions is recognized for its distinct "Terroir" (Tur-'wahr).  Terroir is a French term signifying the unique combination of conditions, soil, slope, climate, etc., that enables a region to produce a quality of wine that cannot be reproduced elsewhere.  (The spelling of the word led one of our comedian friends to jokingly ask why everyone keeps talking about the little dog...)

One of the most famous of these wine growing districts is Carneros, producing world-class Pinot Noir and chardonnay due to the cooling influences of the San Pablo Bay.  Let us add Merlot to the list of varietals that have done famously well in Carneros (try the Carneros Merlot from Provenance Vineyards by famed winemaker, Tom Rinaldi).  Napa County and Sonoma County share this region, which is the Napa Valley's southernmost AVA.  Another area of Napa Valley real estate we want to single out is the Coombsville AVA named after Nathan Coombs, who founded Napa in 1848.  We see owning a luxury vineyard estate in Coombsville as a still undiscovered "next thing" for high-end buyers migrating to the wine country.

Napa is a city of roughly 80,000, with nearly perfect weather, a low crime rate and a high standard of living. It's about an hour and 15 from San Francisco.  Early in its history it was a stopping off point for dreamers heading off to the gold rush. From its origins, through the first half of the twentieth century, it followed a distinctly industrial path, with prune processing, leather tanneries and other heavy industry. Over the past four decades, Napa has gradually been transitioning to white collar service jobs and tourism. If you want to live in town near restaurants and cultural happenings, there are several historic districts with prime examples of beautifully preserved California Victorian architecture, many bedecked with lush palm trees reminding you of the phenomenal climate here (Alta Heights, Fuller Park).  Or maybe you want to capture the feel of a purely agrarian lifestyle, minutes from the city center? (the avenues). It’s all here for you.

Stop into the Hess Winery to sample the wine and tour their famous collection of Art, or take a run over to the DiRosa Preserve, just outside of town, with over 2200 works of art. The cultural calendar of Napa is full the year round, and augmented by the many shops and wineries that blend the wine and art aesthetic on a walkable scale, perfect for a day off.

Enjoy the Outdoors.  With over 50 parks, the city of Napa is finely tuned to experience the beautiful outdoors and a phenomenal climate. See the magnificent aesthetic of historic Fuller Park. Hike along the river trails of Kennedy Park. Bike out to the vineyard expanses that are minutes from the town center, or take a balloon rid to get a bird’s eye view. Get a seat on the Napa Valley Wine Train and ride up the heart of the entire Napa Valley World while enjoying a lovely meal, and a train that is itself a beatifully restored period piece. (Stand outside on the caboose platform, with a camera and a glass of wine to capture the scenery.)   Want some Golf?  Napa is a huge attraction offering the links at Silverado Resort, the Eagle Vines Club and the Chardonnay Gold Club. Many luxury mansions dot the hillsides adjoining the Silverado resort.
